Deaz Connie: I've reviewed the plans submitted for building permit for the Northshore Chrisrian Church and ' have the following comments: 1. Landscaping must be extended along the south pmperty line east of 23rd Dr. W. (The Seaway Center Master Plan states that"A minimum of 10 feet of sight obscuring natural vegetation or landscaping shail be pmvided along the entire length of any property line • adjoining a designated commeroial or industrial properiy including intemal parcel iines within Seaway Center." This landscaping need only extend to the narive growth protection azea. 3ee page 10 of the Seaway Center Nlaster Landscape Plan. 2. The development showr.east of 23rd Dr. W has not been proposed or approved. It should be eliminated from the landscape plan. The stormwater pond on the eastern portion of the site has not been shown. I've attached a plan showing the location of that facility and the actual rockery extent along the western edge of development. 3. The plan shows landscaping in the northem 75 buffer area. In July, Pete and Jim Gaffney, several neighbors, and I agreed to schedule an on-site meeting in September to agree on the number and location of conifer trees to be planted in that area to create a sight obscuring buffer. 4. The SW Everett Mitigation Decision Document requires that all plantings in environmentally sensitive azeas and their buffers and in transition areas shall be native species and hybrid natives. Transition azeas are alt azeas between the environmentally sensitive areas and development on the site. Therefore, all plantings west of the parking area and the drivPway west of the Building must be natives. In addition,the SW Everett Plan designated the residential buffer at the north end of the site as a Wildlife Corridor. All plantings at the northern end of the site must be natives.
