The proposed development is <br /> located at 6103 i3`d Drive West. The Landscape Plan by Harold Christensen, Lance Mueller & <br /> Associates datzd May 6, 2011 is approved in lieu of the required landscape standards per <br /> Section 35 of the EMC. The lar�dscape modification request is approved subject to the following <br /> condition: <br /> 1) The Landscape Plan submitted for building permit review must be consistent with <br /> I_andscape Plan dated M�y 6, 2011. <br /> The Planning Director approved the landscape modulation modification based on the following: <br /> Section 35.070 Modification of Landscape Requirements <br /> 1) When existing conditions on or adjacent to the site, including but not limited to, <br /> differences in elevaiion, existing ve�etation, location of buildings or utilities would render <br /> the requirements of this section ineffective. <br /> 2) When the applicant proposes an alternative method of landscaping that would <br /> achieve the intent and purpose of the landscaping required in this title and which the <br /> director determines to provide superior quality throuyh the use of native vegetation <br /> existing on site, preservation of groves of trees, preservation of wetlands and/or wildlife <br /> habitat, increasing perimeter landscape width in strategic locations, providing unique focal <br /> points of interest, or through other means. <br /> NOTE: Approval of this modification is subject to a Type I Review Process. Review Process I is <br /> an administrative process and requires no public notice or comment period. The applicant may <br /> appeal the decision witfiin 14 days of issuance. <br /> Harold Christensen, lance Mueller&Associates, on behalf of Merrill Creek LLC, proposes a <br /> Landscape Modification for the area adjacent to the new buiiding. The building base <br /> landscaping modifications are requested at the east fa�ade of the proposed building due to <br /> irreg��iar site shape.
