� ! <br /> t:'`' <br /> NOTICE OF COIIiIPLETE APPLICATiON <br /> and <br /> PLANNED ACTION DETERMINATION <br /> SEPA#11-014 <br /> NORPRO Building 3 <br /> June 15, 2011 <br /> DESCRIPTION OF PROPOSAL: The proposed development consists of one existing 79,820 <br /> square foot (footprint) office/warehouse building with a proposed new 35,100 square foot <br /> warehouse buiiding to be built on a site directly north of existing Norpro Building. The proposed <br /> new building wili be a shell warehouse structure with capability for future office space. i he <br /> building will be constructed on site 36-1 in the Seaway Center Business Park which is zoned <br /> M-1. The original Norpro building was designed using modulation requirements outlined by the <br /> zoning code. The new Building B design will be by request of a building modification. <br /> The proposed uses within the building will be o�ce (B), warehouse (S-1) and accessory <br /> manufacturing (F-1) use. The principal and the accessory uses will nat have any hazardous, <br /> combustible, orflammable materials stored in the building beyond the exempt amounts. The site <br /> currently accommodates parking for 87 cars including handicap stalls. Upon completion of the <br /> proposed new building, the shared sites will have 147 parking stalls. This exceeds what is <br /> required by code which gives the project the ability to accommodate business with higher <br /> occupant employment ratios which is typically requested by tenants in this area. NOTE: The <br /> applicant is also proposing a Landscape Modification and Building Modulation Modification as <br /> required by the Everett Municipal Code (EMC) for any deviations from required landscaping or <br /> building modulation requirements. Also, Narbeck Creek (Type Np Stream) is located in the <br /> eastern portion of the subject site. This perennial, non-fish-bearing stream drains north to Puget <br /> Sound.
