These are not SEPA conditions but aze <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and thc ordinances in effect at time :,f subrriittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the lime a complete building permit application is tiled, <br /> including those not speciCcally set forth herein. (Exception: Foi +esting under the Zoning Code, please <br /> refer to Section 44 of the Zoning Code). Cnntact the Planning Depa•:tment for information regazc+� � appeals <br /> processes for the requirements listed in this document. <br /> 1. The existing landscaping on the site meets all current zor.ing requirements. Any areas disturbed <br /> during construction shall be planted with equivalent landscaping. <br /> 2. A.n�� rockeries er retaining walls proposed in required setback areas mus[be in conformnnce with <br /> Section 39.150 of the Zoning Code. <br /> 3. R.00ftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 4. Building setbacks must be a minimum of 20 feet for the north, south, and west propeRy lines, and 10 <br /> feet from the east propeny line. Building height shall be a maximum of 28 feet. <br /> 5. Access - O.K. as shown on the site plan reviewed. <br /> 6. Premise Identification - Premises shall be clearl iden!:5ed by the correct address at the street entry. <br /> Y <br /> Buildings shall be cleazly identified so as to be visible and legible from the access road. Individual <br /> apartments and suites, where applicable, shall be clear;y and legibly identified from the access road. <br /> 7. Fire Hkdrants - Locations as shown on the site plan are acceptable. <br /> 8. Fire Ffow - Fire flow requirements for this struc[ure are 1,500 gpm. <br /> 9. A Public Works Permit is required for this project. Detail�d drawings in accordance with City <br /> Design and Construction Standazds shall be submitted to the Public Works Department , showing site <br /> pazking layout, landscaping, utilities, storm drainage temporary construc[ion erosion contro{, and all <br /> required improvements in the public right-of-way. Public Works Department approva� �.�i :. �se <br /> drawings is required prior to any permits being issued. All improvements shall be w .zd and <br /> approved wsuranted before the Occupancy Permit is issued. <br /> 10. The fuel tank must be installed in accordance with all applicable city standards. <br /> 11. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 12. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works inspector. <br /> <� <br />
