DRAINAGE CONTROLS: No drainage problems were evident with the existing Krueger residence and overall property. The new house addition shall comply with City of Edmonds requirements for gutters, downspouts and tie-in to the existing storm water system. Portions of the Kruec�r property and lawn area at the south and southwest did reveal slight"su�cial spong�ness" due to recent rains. This engineer recommends that additional French drains and improved footing drains be installed during the house addition and wine cellar project, subject to geotechnical inspections. CONCRETE: All foundation cor�crete (footings, stem walls, slabs, any retaining walls, etc.) shall have a minimum cement content of 5-1/2 sacks per cubic yard of concrete mix. PROXIMITY TO SOUTHERLY SLOPE: The proposed house addition project and lower �evel wine cellar do not pose any geotechnical haza-d to the nearby southerly drainage swale. As stated, geotechnical recommendations by this enginee��are required to verify proper complianci wi±h the recommendations of this report. INSPECTIONS: The recommendations of this report are ctnly valid when key geotechnical aspects are inspected by this enqineer durinq construction: • Soil cuts .
