According to Snohomish County Assessor's records, the <br /> above structures were constructed prior to 19F6. <br /> The duplex structure daes n��: meet the required ten-foot (10') street side setback from <br /> the northem property line. It also fails to meet the required tweny-foot(20') front <br /> setback from the west property line. The single-family residence also fails to meet the <br /> required ten-foot (10') street side setback from the northern property line. In addition, <br /> the residence fails to meet the required twenty-foot (20') rear setback from the east <br /> property line. <br /> The site also fails to meet the required number of off-street parking. In this situation a <br /> total of six spaces (4 stalls for the duplex use, and 2 for the single-family residence) <br /> should have been provided on site. No improved parking has been provided on site, <br /> therefore the site is nonconformi�g by six off street parking stalls. <br /> Refer to the attached site plan, provided by the properry owner, for information regarding <br /> specific building setbacks, building height, and building dimensions. <br /> Decision: i hereby find that the use and setbacks for the above structure(s) are <br /> recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br /> at the time of construction.
