According to Snohomish County Assessor's records, the <br /> above structures were constructed prior to 1956. <br /> The duplex structure does not meet the required ten-foot (10') strest side setback from <br /> the northem property line. It also fails to meet the required twenty-foot (20') front <br /> setback from the west property line. The single-family residence also faiis to meet the <br /> required ten-foot (10') street side setback from the northern property line. In addition, <br /> the residence fails to meet the �equired t�venty-foot (20') rear setback from the east <br /> property line. <br /> The site also fails to meet the required number of off-street parking. In this situation a ' <br /> total of six spaces (4 stalls for the duplex use, and 2 for the single-family residence) � <br /> should have bEen provided on site. No improved parking has been provided on site, <br /> therefore the site is nonconforming by six off street parking stalls. <br /> Refer to the attached site plan, provided by the property owner, for information regarding <br /> specific buildinc� setbacks, building height, and building dimensions. <br /> Decision: I hereby find that the use and setbacks for the above structure(s) are <br /> recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br /> at the ;ime of construction.
