The applicant is <br /> requesting to build 10 feet from the <br /> front property line. <br /> Existirig Zoning: R-2 Single Family High Density <br /> Residential <br /> Existing Land Use: Single Family Residential <br /> Adjacent Zoning/Land Use: Nor•th: R-2/Single Family <br /> South: R-2/Single Family <br /> East: R-2/Single Family <br /> West: R-2/Single Family <br /> FINDINGS bc CONCLUSIONS: <br /> A. Existin� Conditions <br /> Finding: The property is vacant now; the original dwelling was demolished <br /> and had a !0' setback. Also, the dwellings that face 25th St. all have 10' ' <br /> setbacks. <br /> Conclusion: The variance request is reasonable because the dwelling setback <br /> would be consistent with the other dwellings that front on 25th St. <br /> B. Preservation of Property RiRht <br /> Finding: The lot area is 46 x 75', 3,450 sq. ft., and fronts on 25th St., which <br /> has 80' of oublic right-of-way. <br /> Conclusion: Granting the variance will preserve the property that applicant <br /> has used for a number of years on a s�bstandard lot. <br /> C. Public Welfare <br /> Finding: The applicant intends to construct a small single family dwelling on <br /> the property. <br /> Conclusion: Construction of the dwelling will be in character with the <br /> neighborhood and allow the applicant more back yard area for parking and <br /> private area. i <br /> J <br />
