W�fNINGTON <br />•�301 <br />7'he following information is provided in response to your request to convert a 4 <br />unit apartment at ! 115 32nd Street into a medical clinic with office and lab area. <br />The area is zoned R• 3 Multiple Family Low Density, and clinics are a permitted <br />use in this zone. t understand your proposed facility will consist of 2000 square <br />feet of office area and l000 square feet of lab. Parking required for this would be <br />1 space per 200 square feet of office space, resulting in a need for 10 spaces. <br />Attached is a site plan which is modified from the one submitted by Mr. Lund, <br />with the following specifics: <br />1. 7 parking spaces are 90° to the driveway, which is now 25' wide. <br />2. 3 spaces are covered. <br />3. Stairway is removed. <br />4. Width of the parking area is expanded to 63 feet by moving the curb on <br />the east 5 feet and adding asphalt. - <br />5. Landscaping along the front of the parking area 5 feet wide to soften <br />the view of parking irom the street. <br />I have discussed these items with the Building Department and Traffic Engineer <br />and they support the revised plan.
