PLANNING DIRECTOR CERTIFICATION <br />NON-CONFORMING BUILDING #00-0OS <br />Applicant: Larry Browning, 1201 32nd St., Everett, WA 98201 <br />of uroperlv structure(s) and <br />..�.o r, o ., ,�., �., --- -- --� <br />Legal Description: Everett Division H Plat of BLK 733 D-00 Lots 15 & 16 <br />Tax Identiflcatfon Number: 4375-733-015-0008 <br />Zoning: R-3, Multiple Family Medium Density <br />Descriptlon of Non-conformRies: The site is developed with a duplex and a single <br />family detached structure. According to Snohomish County Assessor's records, the <br />above structures were constructed prior to 1956. <br />The duplex does not meet the required twenty-foot (20') front setback requirement. <br />Since the site is developed with an approved courtyard (open space area), the single- <br />family residence is in compliance with the reduced five foot (5') rear yard setback <br />requirement. Removal of the courtyard will require compliance with the twenty foot (20') <br />rear yard setback. The siie also fails to meet its off street-parking requirement of five <br />; arking stalls; presently there are only three off street parking stalls. At no time shall the <br />number of off street parking stalls fall below three. <br />Refer to the attached site pian, provided by the property owner, for informatfon regarding <br />specific building setbacks, building height, and building dimensions. <br />Decision: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non-confortning and meet the City of Everett Zoning Code in effect <br />at the time of construction. This certification is subject to revocation if it is found that the <br />information upon which this decision was based is erroneous. <br />March 14, 2000 <br />Paul A.
