b. Conclusion: Granting a total exemption fro-i the off-streel <br />parking requirements as requested could be detrimental to <br />the public welfare. If at least one off-street parking <br />space is provided for each residential dwelling unit and <br />one for each of the employees for the office use, there <br />should not be a serious impact on the availability of <br />on -street parking. <br />• 1 �5 <br />That the granting of such variance will not adversely affect the <br />Comprehensive General Plan. <br />a. Finding: The Comprehensive Plan designation is profes- <br />sional office and multiple family. <br />b. Conclusion: Granting this variance would not adversely <br />affect the Comprehensive General Plan. <br />NOW, THEREFORE, the Board of Adjustment of the City of Everett <br />does hereby order that the variance for a total parking exemption <br />as requested by the Applicant be DENIED, and instead a variance <br />be GRANTED to allow the applicant to provide seven off-street par- <br />king spaces for the two buildings, 3201 Wetmore to be used as <br />office space for the Snohomish County-Camano Board of Realtors and <br />1710 32nd Street to be used as two residential units and office <br />space instead of the nineteen spaces required'by code and further, <br />require the applicant to meet the following conditions: <br />i) 1. The Applicant is able to provide four parking spaces on the <br />site and two of those parking spaces must be designated for ; <br />i� <br />the residential use on the site; <br />!2. If the Applicant is unable to provide the remaining three <br />spaces on the site, they must provide the City with a copy of <br />a one-year lease with option to renew for one year for the <br />required parking spaces within 300 feet of the property; <br />3. The Applicant mist submit a letter to the City requesting a re-; <br />consideration of the denial of the Use Permit; and <br />14. This variance is valid only for the current use.
