EVERETT, WASHINGTON <br />PRIVATE ROAD, BILL O'BRIEN, <br />W.O. #859 <br />The following is a list of our suggestions and --omments: <br />everett <br />The private road connecting to 33rd Avenue W. if used will cause problems with <br />the location of the utilities (power, water, sewer, storm drainage, and phone <br />cables) due to a 30 ft. right-of-way being so narrow. <br />Private roads preclude the installation of utilities unless by an easement. It <br />is also not the policy for the City to maintain a non -dedicated street. <br />Private drives like this usually cause problems such as maintenance, snow <br />removal, and so on. It is recommended that all developments be served off <br />an improved dedicated street. It is further recommended that the dedicated <br />street meet plat standards including curb, gutter, sidewalk and underground <br />utilities including telephone, power, and cablevision). <br />A sewer main is available on 33rd Avenue and along the south property line of <br />Lots "C" and "D", however, some of the houses in this area have been constructed <br />below the sewer mains and the property owners have balked at constructing a <br />private lift station to connect to the sewer main. Since this is a private road, <br />each house would need a separate sewer and water line. It also takes a minimum <br />of 20 ft. improved roadway for fire protection. How will the storm water from <br />Lot I'D" be taken care of? This is another area which is contributing to storm <br />water problems at Mukilteo Boulevard and Shore Avenue. <br />How are these properties to be served by utilities?
