3. the proposed method of construction will reduce erosion potential, landslide and seismic <br />hazard potential, and will improve or not adversely affect the stability of slopes; and <br />4. the proposal uses construction techniques which minimize disruption of existing topography <br />and natural vegetation; and <br />5. the proposal is consistent with the purposes and provisions of this Ordinance; and <br />6. the proposal mitigates all impacts identified in the geotechnical report; and <br />7. all utilities and access roads or driveways to and within the site be located so as to require the <br />minimum amount of modification to slopes, vegetation or geologically hazardous areas. <br />CONCLUSIONS: The following conclusions are based upon the findings of the geotechnical <br />report prepared by GES, Inc. <br />1. The proposed development should not adversely im;nact the slope if the recommendations of <br />the geotechnical report are followed. <br />2. Several borings demonstrate that the slope is composed of glacial till. Three feet below the <br />ground surface, unweathered till consisting of gray, fine- to coarse -grained Silty Sand that <br />was dense to very dense and dry was found. This is considered to be very stable soils under <br />the present conditions present at the site. No seepage or water was noticed. No indication of <br />slope instability was found. <br />3. The proposed development should not adversely impact the slope if the recommendations of <br />the geotechnical report are followed. <br />4. The vegetation on the slope will not be disturbed. Any clearing should be limited to the <br />footprint of the house and driveway. <br />5. The proposal will be consistent with the purpose and provisions of this Ordinance if the <br />applicant complies with all conditions of approval. <br />6. The foundation and deck are recommended to setback a minimum of ten feet from the top of <br />slope and all run-off from all impervious surfaces are recommended to be collected into a <br />drain system and tightlined into an approved drainage system. These recommendations should <br />mitigate impacts to the slope. <br />7. There will be no new utilities or roads proposed near the slope. <br />The applicant may appeal the Planning Director's decision within 14 days of the date of this <br />letter.
