These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2009 International Building Code,) (2009 Inter.ational Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2009 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. The plans submitted do not clearly indicate the scope of the work and how it complies with the requirements of the International Residential Code (IRC). 2. Provide foundation and framing plan. Dimension all footings. Note on drawings: "Footings shall rest on undisturbed soil not less than 12" below the finished grade." 3. Provide stair section and details. Specify rise, run, handrail size, handrail placement, guard construction and attachment, stringer size and connection to the deck at all landings. 4. Provide guard details showing how guard is attached to the deck including diameter, quantity and length of screws at each post, capable of resisting a 200 pound load applied to the top rail of the guard. 5 Provide guard details showing how the guard is attached to the "concrete retaining wall cap" and how cap is capable of resisting overturning when a load is applied to the guard.
