A landscape plan must be reviewed and approved prior to issuance <br />of building permits. The plan at a minimum must include the <br />following: <br />a. A 1� foot wide landscape strip along the entire frontage <br />of Hoyt Avenue and 33rd street, planted to Type III <br />standards. <br />b. A 5 foot wide landscape strip along the south property <br />line planted to Type III standards. <br />2. A garbage/r�cycle bin area must be provided adjacent to the <br />alley. This area must be screened from view by either a <br />structural enclosure or landscapinq. Location of the garbage <br />must not conflict with required landscaping or parking, and shall <br />be shown on the site and landscape plans for building permits. <br />3. The parking stalls off of 33rd street ruust be separated from the <br />courtyard area by a 6 foot solid wood fence. <br />4. Nine off street pa�•king spaces which meet City Standards are <br />required (three for the 800 square feet of office use, 6 for the <br />3 residential units). Parking location must not conflict with <br />landscaping or other requirements. <br />5. The only parking to be permitted off of 33rd street is to serve <br />the office use only, as shown on the site plan. This parking <br />must be screened from view by landscaping and fencing. All <br />parking for residential uses must come off of the alley. <br />� <br />
