June 21, 2000 <br />VIA CERTIFIED MAIL <br />RETURN RECIEPT REQUESTED <br />Ralf Westermayer <br />905 341' Street SE <br />Everett, WA 98201 <br />RE: Improvements and new coastruction at 905 34'" Street SE <br />Mr. Westermayer, <br />A field inspection of your property was made on June 15'", 2000. It was noted that a number <br />of new improvements were made to the site that does not meet code requirements. <br />It appears that a new living unit is being created in the basement area. This property is zoned <br />R-1, Single Family Residential and does not allow for any additional units on this site. Please <br />provide a letter stating the intent of the basement area and that it will not be used as a separate <br />dwelling unit. <br />There is a new deck and walkway on the reL of the house that extends to the rear property line <br />and perhaps even further. This deck/walkway structure is not permitted under the City's <br />Zoning Code regulations and must be removed or relocated to meet Zoning requirements. <br />A new parking area/concrete slab has been placed within the front yard setback area in front of <br />the house and next to the driveway. Section 34 of the City's Zoning Code restricts the width of <br />driveways within the front setback area to a maximum width of 20 feet and further prchibits the <br />parking of vehicles in the front setback area, except on driveways. This slab area must be <br />removed and the area returned to landscaping. <br />This letter serves as notice that you have until July 21, 2000, to correct the violations stated <br />above. Upon failure to comply with the conditions described herein by the above date v <br />Thank you for your cooperation in this matter and we look forward to working with you toward <br />correcting these violations.
