For the 5312 square <br /> feat of ofPice space, 16 parking st.alls are required to meet <br /> the standards of three spaces plus one per 400 square feet. <br /> Ninetaen spaces are shown on the plan dated June 5, 1990. <br /> However, one spaae shall he remove3 to allow adequate access <br /> drive. This area shall be planted <br /> with Type III landscaping. <br /> c. The site plen dated June 5, 1990 shows a six foot high cedar I <br /> fence and fiv9 foot of Type II landscaping c;. the North <br /> property line to serve as a screen from the existinq R-1 <br /> parcel. The proposed fence and landscaping shall not exceed <br /> 42" for the first 15 feet back from the sidewalk. 1► land- <br /> scape strip a minimum of 10 feet wide of Type I landscapinq <br /> or 15 feet of Typd II landscaping must be provided alonq the <br /> north property line 15 feet from the sidewalk until such <br /> time the parcel to the north is rezoned to a non-residen- <br /> tial use. in the case of further development of the site to <br /> the north, the access drive and site-to-site pedestrian and <br /> vehicle circulation may remove required laadscaping. <br /> Interior parkinq area landscape standards shall be met for <br /> the two paraels if and c�hen the site to �he north is further <br /> develAped. <br /> 6 <br />
