Detailed drawings in accordance with City Design and Construction Standards shall be I <br /> submitted to the Public Works Department showing site layout, landscaping, utilides, i <br /> storm drainage, temporary construction erosion control, and all required improvements in I <br /> the public right-of-way. Public Works Department approval of these drawings is required <br /> prior to any permits being issued. All improvements shall be completed and approved <br /> warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Consuuction Standards. <br /> Based upon 5,000 square feet of shopping center space, a total of 17 parking spaces are � <br /> required. j <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance I171-85 and subsequent revision are applicable. These charges are based on <br /> projccted water usage and can be substantial. Applicant is encouraged to obtain a copy of <br /> the Ordinance and dutermine estimated charges prior to building permit application. The <br /> actnal charges shall be computed by the Public Works Department ptr tee ordinance in <br /> effect at the time and according to the information on the approved plans at the time of <br /> building perntit issuance. • <br /> 5. Any unused driveways on 19th Avenue SE must be removed and replaced with curb, <br /> gutter and sidewalk per City Standards. <br /> 6. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> constmction. Dust suppression and street cleaning must occur as directed by the Public <br /> Works Inspector. <br /> 7. Building entrances should also face 19th Avenue SE for pedestrian access. <br /> 8. On-site detention of the stormwater runoff for this project is required per City Standards. <br /> 9. Stormwater treatmenf is currently required when 10,000 square feet of pavement is <br /> created by a project such as this office building. Because the site is located within the <br /> Silver Lake drainage basin, a wetpond in series with a vegetated swale will be required for <br /> stormwater treatment. Treatment of stormwater runoff from paved areas must occur, per <br /> City Standazds, prior to discharge of the stormwater from the site. Stormwater <br />
