I <br /> The original traffic impact analysis was performed by Perteet Engineering, Inc. on Mazch 3, <br /> 2004. This technical memorandum is intended to provide the Ciry of Everett �Nith the II <br /> necessary updated trip generation, trip distribution, level of service analysis and access ' <br /> analysis, so as to facilitate the review of the proposed development since the development has <br /> increased trip generation from the previous submittal. <br /> PROPOSED S1TE DEVELOPMENT AND ACCESS <br /> The development is located along the east/norih edge of SR-527 at 112`� Street SE in the City <br /> of Everett. A site vicinity map has been included as Figure 1. The proposed mixed-use <br /> development is proposed to consist of 200 apa*tment units, 51,400 squaze feet (SF) of general <br /> office and 153,400 SF of shopping center. Cwrently on the site there is a Safeway grocery <br /> store that will be reconstructed and 6 residential units that will be removed as part of the <br /> development. The trip generation for this report is an increase of 55 apartments, 28,900 SF of <br /> general office and 1,900 SF of shopping center over the previously approved report. <br /> Access to the development is proposed from SR-527 and 110'� Street SE. The existing <br /> Safeway access at the 112°i Streel. SE intersection will remain and a right-tum-only access to <br /> SR-527 will be constructed along the developments east property line. The 2 existing <br /> accesses along 110`h Street SE H ill remain. 'The number of access points is the sams as what <br /> �vas inciuded in the PeReet traffic impact analysis.
