The following factors were considered and the listed <br /> requirements were placed in response to comments subrniited during our review of <br /> an Environmental Checklist for this proposal: <br /> i. The site is zoned B-2, community shopping zone, which would permit the <br /> proposed use. The site is currently developed with an automobile service <br /> station and is covered with impervious surface. Silver Lake Shopping Center is <br /> to the north, a bank is located to the west, a Gulf station to the south, and a <br /> Safeway store to the east. <br /> 2. Access is proposed via both 19th Avenue and 112th Street (5tockshow Road). <br /> Standard street improvements t�ave recently been constructed on 19th Avenue, <br /> but do not currently exist on 112th. The existing service station I135 LIKJ <br /> driveways on 19th and rHo on l 11th. <br /> 3. Landscaping is proposed �long the frontages of both 19th and 112th and must <br /> be provided in compliance with Zcning Code requirements. <br /> 4. Detailed drawings shall be submitted to the Public Works Departn�ent showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary <br /> construction erosion control and all required improvements in the public right- <br /> of-way. Public Works Depariment approval of these drawings is required prior � <br /> to any permits being issued. A!1 improvemenu shall '�e completed, approved F <br /> and warranted before the Occupancy Permit is.issued. n <br /> 5. Participation in the cost to fund the Southend Sewer Interceptor is required. " <br /> The approximate cost based on the preliminary information provided is <br /> $.117/sq. ft. The actual cost shall be computed by the Building Department <br /> per the Ordinance in effect at the time and according to the information <br /> provided on the appmved plans on the date of permit issuance.
