�� PUBL/� `VO�IKS <br /> -�., �. <br /> <� n�i�3 <br /> �.r;�� <br /> MEMORANDUM <br /> TO: Michael Palacios, Planning Department <br /> FROM: Public Works Department� <br /> �%, <br /> DATE: June 21, 1993 <br /> ( <br /> SUBJECT: Special Property Use Application N4-93 <br /> PROPOSAL: Conversion of a single family residence fo an office facility. <br /> LOCATION: 11215 19th Avenue SE <br /> RECOMMENDA'I'ION: It is the recommendation of the Public Works Department that <br /> issuance of a Special Property Use Permit be subject to the following: <br /> 1. The water service supplying this property must currendy be, or be upgraded to, a <br /> metered account. <br /> 7. The side-sewer serving this property must currently be, or be upgraded to, a six <br /> inch diameter pipe or a hold harmless for sewer agreement shall be executed. <br /> 3. Only one access to 19th Avenue SE will be allowed. The access that is chosen to <br /> be used shall be upgraded to allow two cars to pass side-by-side and must meet the <br /> City of Everett Design and Construction Standards for driveways. The unus;� <br /> driveway shall be eliminated by physically removing the paving material and <br /> installing landscaping. <br /> 4. Parking must be per City Zoning Code and City Design and Construction <br /> Standards. <br /> 5. Change in use requires a building permit. Plans will be required to be submitted <br /> reviewed for compliance with current codes governing the proposed use. These <br /> codes include the Uniform Building Code (including the Barner-free portion) and <br /> the State Energy Code. . <br /> 6.
