The approximately 12-acre property is <br /> locatcd benvccn State Routc(SR)527 and 1 10`�'Strcct SE(Figure 1). <br /> 1.2 PURP(15I's <br /> This study was conducted to determine thc extent and cl�ssification of sensitive areas including <br /> wctlanels and a.�uatic fcatures that occur on the subject property, assess impacts from the proposcd <br /> devclopment, and dcscribc lhe proposed mitigation mcasures. This evaluation is intended tu guidc <br /> fillurc land usc planning on the property tc cnsure cornpliance with reg��lations that pertain to <br /> wctlands and aquatic fcatures. <br /> Fedcral,state, and local regulations apply to development proposals in and near scnsitive areas such <br /> as �veNands and aquatic fcatures. A,encies having jurisdiction over development activities that <br /> affect thcse sensitivc areas indude, but are not limited to the U.S. Anny Corps of Enginecrs <br /> (Cor��s), Washington Statc Department of Ecology (Ecology), and thc City of Gverett (City). 7'he <br /> Corps administcrs Scction 404 of the Clean Watcr Act, which reoulates thc discharge of dmdged or <br /> fill nrrterials and othcr activitics in wctlands. Ecology has review and approval authority 1'or many <br /> �ederai, Statc, and local permits. Tl�c City's sensitive areas regulations (City Municipal Code, <br /> Chaptcr 37: Lnvironmentally Sensitive Arcas) de6nes devclopment parameters in and around <br /> wetlands and other scnsitive arcas.
