SR 527 bordcrs the <br /> southem and westcrn property boundarics and 110'�' Strect borders the site to the north. Commercial <br /> dcvclopment is thc ;;rcdominant land use west of thc sitc and primarily singlc-family residenlial <br /> development occurs north and cast of the site. A multi-family residential devclopment is located <br /> east of and adjacent to die sitc. <br /> The site has experienced considerable disturb:u�ce including clearing, grading, and development, <br /> both on-site and in adjaccnt off-site areas. A Safc�vay store occupies the norlhwcstcm portion <br /> (appmximately 5 acres) of Qic site and five single-f�mily residences and outbuildings occur on the <br /> remaining portions of the sitc, which has experienced past disturbance throughotd. All but hvo of <br /> lhe residcnccs arc currently abandoned and only a limi�cd amoimt of land is maintaincd bcyond thc <br /> Safeway parcel. As a result of past cicaring and grading activitics, thc undevelopcd portions of the <br /> subject property are now dominated by weed specics such ns Elimalayan blackUcrry (RuGus <br /> nnneninctis = procei7rs), Scot's broom (Cylisrrs scopnrius), and benty'ass (Agrostrs sp.). Tree <br /> distribution is limited on-sitc and consists prin�arily of young rcd aldcr (Alm�s rubrr+), quaking <br /> aspen (Popidus 1�•emiJoides), black cottomvood (Poprrlrrs bnlsan�rfern), and young Douglas ftr <br /> (Pseudotsugn nienzresii) in scattcred locations. "Che site is further degraded from on-going, <br /> unauthorizcd trash dumping. <br /> Thc properiy also includcs a narrow strip of Silvcr Lake shoreline locatcd opposiic thc site on the <br /> south side of SR 527. "Chc shorcline has cxperienced past disturbancc associated with die <br /> constn�ction of SR 527 and prior development activities. A dilapidated dock is the only stn�cture <br /> present outside of tlie SIZ �27 right-of-way. The shoreline has experienccd past grading and bank- <br /> ]iardening that has resulled in the current dominance of wceds sucl� as rced can:vygrass (Phnlnris <br /> anurdinacea). <br /> A ditched, scasonal drainage Ilows north to south along She eastem edge of die site, follo�ving the <br /> property bouncl.lry (Appendix E�). The drainage enters an approximately 170-foot long culverted <br /> segme��t that discharges into Silvcr Lake, sou�h of SR 527.
