What is the current comprehensive plan designation oF the site?
According to the Ciry of Everett Comprehensive Plan the northern parcel is
designated as NeighborhoaJ Business and the soetheastern parcel is designated as
Single-Family Detached. Has any part of the site been classified as an "environmentally sensitive" area?
If so, speciFy.
See submitted Wetland Anahsrs.
As porcrayed on the Wedand Map, approximately 13,100 square feet of an
approximately one acre wetland occurs on the site. The wedand is classified as
palustrine emergent and scxub-shrub as defined by the Cowardin wedand
classification scheme (1979). Based on the crioeria contained in section 37.090 of
the SAO, this wedand does not meet all of the criuria neeed to be considered an
excep[ional resource value even though it is between one and five acres and is
hydrologically connected to Silver Lake. Also, because the wedand lacks a
forested class, dces not have 40 to 60 percent open water and is not associated
with a stream, i[ dces not meet the Category II or IV criteria, and is therefore
classified as Category III requiring a 50 foot buffer.
a3
The main body of the wetland is located in a small cove isolated from the main
Envrrarmenta!
