Rezone Narrative Statement <br /> Kaneris Commercial Development <br /> June 1996 <br /> Backeround <br /> The site proposcd for a rezone is located at 11419-19th Avenue SE in the City of Everett. <br /> Currently the northem portion of the site is zoned B-1, developed and occupied with <br /> commercial uses. The southem ponion (Phase [I) of the site is zoned R-I with two <br /> single-family dwellings on site. Commercial uses border these two homes on both the <br /> north and south. A comprehensive plan amendment on the southeast portion of the site <br /> from Single Family Detached 5-10 (1.2) to Neighborhood Business (4.1) would ailow a <br /> rezone from R-i to B-t, increasing consistency and compati�,�lity with surrounding uses. <br /> The azea surrounding the site is predominately commercial to the north and south, and <br /> east along the SR-527 corridor. Residential and multi-family uses are located to the east <br /> ar.d north. SR-527 borders the site on the west, with Silver Lake to the west of SR-�27. <br /> S�mmary of Rezone Reauest <br /> The objective oCapplicant is to rezone two adjacent single-family parcels zoned R-1 to [i- <br /> I, after a comprehensive plan amendment from I? to 4.1. <br /> ('onformance to Criteria fnr roval <br /> The follo�cine demonstrates the proposaPs conform�nce to criteria for approving a rezone <br /> as contained in the rezone applica,ion packet: <br /> A.) Li7rv rs the amendment necessary? <br /> Commercial development has infilled along the area east of SR-527 on the east <br /> side of Silver Lake. The proposal calls for the development of a neighborhood <br /> business complex on five p�rcels, located east of Silver Lake and east of SR- <br /> 527. The northern and southwest portion of the site is zoned B-1, with a <br /> Neighborhood Business desigaadon. But, the southeast portion of the site is <br /> cucrendy zoned R••1 with a Single-Family Detached designation (1.2). <br /> Camme�ial development is not a permitted use within the R-1 zone. <br /> Therefore, a comprehensive plan amendment from Single-Family Detached to <br /> Neighborhood Business (4.1) is requested.
