PROJECT OVERVIEW <br /> The proposal is for a mixed use commercial development in the Silver Lake drainage <br /> basin. The site is located adjacent to the exis'ing lilly pond to the north of 116th Street <br /> and !o the east of SR 527. <br /> Currently the site is a combination of an existing commercial development and two <br /> residential homes. 'I'he devclopment is compatible with current zoning and the <br /> Comprehensive Plan. <br /> It is proposed to construct the drainage system in accordance with the City of Everett <br /> design criteria for die Silver Lake Drainage Basin. The roofs and landscaped areas will <br /> be dischar�ed directly to the Liliy Pond, while the runoff from driveway and parking <br /> facilities will bc collected and conveyed througli a pre-settleing vault and a water quality <br /> pond prior to discharge to the Lilly Pond. <br /> COLLF,CTION AND CONVI;YANCG <br /> Collection of the runoff from Uie driveways and parking will be collected by catch basins <br /> and conveycd through ADS-N12 pipe lo ilie water quality facilities. The attached pipe <br /> nchvork analysis indicntes that a l2 inch diameter pipe will be adequate in all cases to <br /> convey the 25 year storm. <br /> Wr�TRR QUALiTY <br /> Tlie wet vault and wuter qualiq� pond ha��e been sizcd to accomodate the G month 24 hour <br /> storm, in accordance with City of L'verett design criteria. The vault has bcen sized to <br /> accommodate 0.18 cfs and the pond has a volume of 5,156 cubic feet of dead storage. <br /> The volume of the 6 month 24 hour storm is only 2,864 cubic feet. <br /> DF.TI'sN'TION Sl'STFM <br /> In accordancc widi the predesign niceting ���ith City stafl; no detention is mquired for this <br /> site. <br /> /13 <br />
