This will be a City of Everett water customer; however, the 12-inch <br />water main is owned by the Silver Lake slater District. Thereforet this <br />project must also be coordinated with the Silver Lake Water District. <br />All coordination with the Silver Lake Water District must be done prior <br />to any development. The Department of Public Works must approve all <br />agreements of the Applicant with the Silver Lake Water District. <br />11. Performance guarantees are required for street and utility improvements. <br />12. A one-year guarantee is required on the public street and utility <br />improvements for an amount not less than 10% of the coat of <br />construction and shall run for one year from the date of issuance of <br />the first Occupancy Permit. <br />13. As-builts of storm sewer, sanitary sewer and water systems will be <br />required to be submitted per City design and construction standards and <br />specifications. <br />14. Silver Lake and the pond will reach a 100-year flood elevation of <br />430.98. Based on a survey of November 14, 1986, the ordinary high <br />water mark has been established at 427.00 NOVD. <br />All structures must have the ground floor at 432.98 in order to meet <br />the Flood Fringe requirements that the ground floor be two feet above <br />the regulatory flood elevation. <br />15. Development shall occur in accordance with the site plan submitted <br />April 6, 1987, which was modified to meet Fire Department concerns. <br />The mix of uses permitted will be determined by the amount of parking <br />that is provided; however, no more than 2% of the structure may be <br />used for commercial/retail. The eastern building must be set back a <br />minimum of 12 feet from the east property line. <br />16. Landscaping must be provided in accordance with B.M.C. 19.27.100, <br />Performance Standards - Landsoaping/Protective Screening, B.M.C. <br />19.40.050, Landscaping and Surfacing and the Shoreline Master Program <br />as follows: <br />a. A minimum of four -foot high sight obscuring board or brick fence <br />must be provided along the east property line abutting the <br />parking area along with a five-foot wide landscaped strip <br />consisting of evergreen trees or shrubs a minim- of six feet in <br />height to create a sight obscuring vegetative screen between the <br />project and the single family area to the east. <br />Planting shall be sufficient to provide full coverage within two <br />years of initial planting. <br />
