WASHINGTON <br />98201 <br />Thls letter is in response to the Planning Department's review of your detailed <br />plans for the 192 unit apartment complex on 19th Ave. S.E. We have the <br />following concerns: <br />1. At the public hearing, you agreed to provide fencing, <br />landscaping and berming along the north, east, and south <br />property lines, except in those areas where the <br />preservation of existing trees and wetland protection <br />dictates that such a buffer not be provided. The plans you <br />submitted do not show the provision of any berming. <br />Please provide a drawing showing where the berming is <br />proposed. In order for us to determine if this is <br />acceptable, we need to know where you will be preserving <br />the existing tree cover. Berms will be required in all <br />areas not adjacent to wetlands, swales or existing <br />evergreen trees which will be maintained. <br />2. At the public hearing, you also indicated that you would be <br />saving as much of the natural vegetation on the site, <br />especially respecting the evergreen tree cover. Please <br />provide a drawing showing the general areas where you <br />propose to save the trees, keeping in mind the location of <br />utilities and any grading that will disturb those areas. <br />3. At the public hearing and on your detailed plans you stated <br />that you would provide wetland enhancement of the wetland <br />on the northwest portion of the site. Please provide a <br />detailed plan for that enhancement activity (including <br />grading, hydraulic functioning (how will water elevation <br />change over existing levels and how will the elevation be <br />controlled) and vegetation proposal and a monitoring <br />plan) s: that the resource agencies and the Planning <br />Department can review that activity. <br />4. The landscaping plan shows evergreens planted around the <br />
