PLAN/irNG ANO Paul.4. i?oherls
COiK,MUN/TY OEf/E[OPAIENT Direcfor
October 19, 2000 y,pL,a o ,/
Jay Larson
Pharas Corporation
310 Watertront Park Building
1 .M Railroad Avenue
Edmonds, WA 98020-4121
RE: Unit Densiiy in the R-3L Zone on Property Located at 12420-19"'Ave. SE
Dear Mr. Larson:
The property located at 12420-19'"Avenue SE is zoned R-3L Multiple Family Low
Density, which has a densiry standard of 1 unit per 2,200 square feet of lot area. In
order to calculate the potential unit density on site, total lot area is divided by the density
standard, in this case 2,200, and the resulting number is the potential density for the site.
If this calculation results in a fraction, the number is rounded down to the next whole
number. however when this computation results in a fraction which equals .5 or larger
on lots which contain a minimum oF 5,000 square feet, the number is rounded up to the
neut whole number, provided all other requirements can be met.
Compliance with requirements of the Zoning Code, as well as other City development
standards, may have the effect of reducing the total number of dwelling units constructed
on site. The actual achievable density may be Ifmited by sfte size, lot
conflguretion, parking requirements, open space requirements, building setbacks,
project design, as well as other devetopment standards.
In order to calculate the potential density on site, the City Planning Departrnent would
need to be provided with accurate site information, including surveyed lot:rea.
However, by using the formula provided above, and the information you have at your
disposal, you may be able to calculate an approximate density for the ske, while keeping
in mind that development standards may have the effect of reducing this number.
If you have any further questions please contact me at (425) 257-8731.
Sincerely,
 `—
Becky Fauver
Assistanf Planner
Cc: Laurae Gray–City of Everett Real Property Division
CITY OF EV[RETT
2930 Wetmore Avenue, Suite 8•A• Everett,WA 98201 •(425) 257-8731 • Fax (425)257-8742
