� <br /> INFORMATION FOR DEVELOPER� <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the prPliminary site plan and the ordinances in effect at time of submittal for SEPA rev�ew. Tl�e proposal <br /> must comply vdith all ordinances in effect at the time a complete building permit appl;cation is filed, includinp <br /> those not specifically set forth herein. Contact the Pianning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design ancl <br /> Construction Standards shall be submitted to ihe Public Works Department, showing site parking layout, <br /> landscapiny, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public right-of-way. Public Works Department approval of these drawings is <br /> required prior to any permits being issued. All improvements shall be completed, approved and <br /> warranted before the Occupancy Permit is issued. <br /> 2. Parking must be per the City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 4. Speciai charges for connection to ihe sewer and water systems in accordance with Ordinance 1998-94 <br /> and subseyuent revision are applicable. These charges are based on projected water usar�e and can <br /> be substantial. Applicant is encouraged to obtain a copy of the ordinance and determine estimated <br /> charges prior to buildirg permit appiication. The actual charges shall be computed by the Public Works <br /> Department per the ordinance in effect, and according to the information on the approved plans, at the <br /> time of building permit issuance. <br /> 5. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 6. City streets are to be kept clear of dirt ard debris at all times during construction. Dust suppression and <br /> street cleaning must occur as directed by the Public Works Inspector. <br /> 7. As-builts of storm sewer, sanitary sewer and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 8. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 9. Walkways must be orovided connecting the building entrance to the public sidewalk. <br /> 10. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding is <br /> not practical due to weather or seasonal problems, the ground must be covered with muich as directed <br /> by the City Engineer. <br /> 11. Temporary erosion control measures for construclion activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 12. A traffic mitigation fee of S33,501 is required prior to issuance of the first permit. <br /> 13. A separate, designated drain line for each strip mall space that would serve the tenants' fats, oils and <br /> grease (FOG) bearing kitchen drains. The separate lines would be plumbed to a common grease <br /> interceptor ahead of the side sewer connectinn to cit teral. <br /> 3/� <br />
