The column of vaiues shculd read "0.011, 0.05, 0.05, 0.15, 0.24, 0.41, 0.13, 0.40, and 0.80." <br /> 25. The existing sewer main crossing the site shall be relocated so as not to located under the building. <br /> Appropriate e�.sements shall be provided. <br /> 26. Per Council Resolution No. 5076, the project shall provide pedestrian and gas main connections, with <br /> appropriate easements, between 127'" Place SE and 19�"Ave SE. <br /> 27. Placement and screening of refuse disposal areas must be provided per Ser.tion 39.080 of the Zoning <br /> Code. Garbage receptacles, dumpsters shall not be located in a reGuired froi�t yard setback area. They <br /> must be screened from view from the street and from adjacent properties. A 2 year maintenance assurance device <br /> must be provided for t!ie landscaping per Section 35.1308 of the Zoning Code. <br /> 31. 19'"�,ve SE has been designated as a "gateway corridor" for which oarticular attention will be given to <br /> the design and maintenance of public improvements and the application of standards to development of <br /> abutting properties. The design and implementation of public improvemen! projects undertaken in any <br /> o`the designated gateway corridors identified above shall include aesthetic as well as functional <br /> considerations in order to support and enhance the visual quality and character of the city. Such <br /> aesthetic consideratiuns shall include, but not be limited to, appropriate street trees and plantings, utility <br /> structures such as street lighting and traffic control devices, public right-of-way signs, retaining walls and <br /> pedestrian safety rails, bicycle lanes, transit benches and shelters, and other right-of-way improvements <br /> as appropriate. A couple options for achieving this include either placing more street trees (20' o.c. <br /> instead of 30' o.c.) or by planting larger street trees (2" caliper deciduous rather that 1.5" caliper). The <br /> design of sites, buildings, landscaping and signs which are developed on properties abutting the <br /> designed gateway corridors should be of a quality that upgrades and enhances the aesthetic character <br /> of the City in general and the immediate areas in particular. <br /> 32. The International Fire Code requires that all new structures shali provide Fire DepaRment access roads <br /> to within 150 feet of all portions of the ground floor. Fire Depar�ment access roads (Fire Lanes) shall <br /> provide a minimum of 20 feet in width of unobstructed, paved �:iving surface with a minimum clear <br /> height of 13'6". Inside turn radii must be 35 fee;. Slope approach and departure angles must not <br /> exceed 10 degrees. Fire lane grade must not exceed 15 percent. Fire lane construction must comply <br /> with F,ASHTO H30 load capacity. Fire Lanes will be posted and maintained as required by the Fire <br /> Oepartment. <br /> 33. Aerial fire apparatus access on all four sides shall meet the requirements of Section D105 of the 2003 <br /> International Fire Code. The unobstructed width of-i e access shall be a minirnum of 2.4 feet. <br /> 5 <br /> � <br />
