Public Utility District Ill: <br />Fire Department: <br />i_� <br />There is adequate capacity to serve this <br />project utilizing existing District <br />facilities. <br />Must install hydrants and mains sufficient <br />to meet required fire flows. <br />WHEREAS, after due notice, a public hearing was held on January 3, <br />1979, and, <br />WHEREAS, after considering testimony from all parties commenting <br />on the proposal., the Planning Commission made the following findings and <br />conclusions: <br />1. The church use will be compatible in this neighborhood <br />2 f <br />p b�tf� 2. Ingress and egress to the site will be provided via{ �u 19th Avenue S.E. <br />3. This site is temporarily zoned R-S Singe -Family Suburban <br />Residential that being the initial zoning placed on <br />properties annexed to the City. <br />NOW, THEREFORE, BE IT RECOILMENDED BY THE PLANNING CO1,D1ISSION TO THE <br />CITY COUNCIL, that the requested Special Property Use Permit be granted to <br />the Church of Jesus Christ Latter Day Saints with the following conditions: <br />1. That the church facility be constructed according to <br />the drawings and the site plan submitted with any major <br />changes requiring Planning Commission and City Council <br />review. <br />2. That a detailed landscaping plan be developed for the <br />building and parking areas and that a 15-foot landscaped <br />buffer be provided on the North, South and East perimeter <br />of the site. The plantings in the perimeter buffer area <br />will be of sufficient quantity and height to create a <br />sight obscuring barrier, a minimum of 6 feet in height, <br />within 3 years of planting. <br />Any plantings that die within the first 3-years after <br />development of the church facility shall be replaced <br />in kind. <br />Irrigation plans for planted areas shall be submitted <br />to the Planning Department prior to issuance of building <br />permits. <br />,I <br />f <br />R <br />
