13, Storm water detention is required when 5,000 square feet or more of hydraulica'ly-
connected impervious area is created by a project.
.If suitable soils exist on the site, underground infiltration systems (e.g.. infiltration
trenches) or surface storm water infiltration systems (e.g., splash blocks, pervious
pavers, or surface ponding areas and/or swales) may be used to avoid creating
hydraulically -connected impervious area from a storm water detention standpoint.
Sectior 3-2.2 of the City's Stormwater Management Manual lists site and design criteria
that must be met.
,From a stcrm water detention standpoint, for an impervious area to be considered
hydraulically -disconnected, storm water runoff from the 100-year. 24-hour storm must be
fully retained and/or infiltrated — without resulting in significant potential for adverse
effects from the infiltrated water (such as slope saturation or migration to crawlspaces
and/or basements). However, if the on -site soils cannot support full infiltration of the
100-year, 24-hour storm, partial infiltration may still be feasible to meet allowable storm
water release requirements.
14. All storm water facilities shall be designed in accordance with applicable City standards
and/or design policies.
15. Replace any damaged or broken sidewalk along this property's frontage.
16. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this
must include the following:
a. A landscape strip a minimum of fifteen (15) feet wide must be provided along the east
property line where the property abuts the R-1 Zone. This area shall be planted with Type
II landscaping.
b. A landscape strip a minimum of ten (10) feet wide must be provided along the north
property line where the property abuts the R-1 zone. These areas shall be planted with
and Type I landscaping.
A landscape strip a minimum of fifteen (15) feet wide must be provided along the south
property line. This area shall be planted with Type II landscaping.
d. Landscaping shall be provided in the interior of the parking lot for the proposed 56 new
parking stalls. Landscape areas must be planted and located per Section 35.080E of the
Zoning Code.
e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by
the Planning Department per Section 35.1000 of the Zoning Code. The landscaping plan
must show location and dimension of required vegetated swales, wetponds, detention
ponds, rockeries and retaining walls, and grading at 2-foot intervals. Irrigation systems
must be provided in all landscaped areas per Section 35.140 of the Zoning Code. A
2-year maintenance assurance device must be provided for the landscaping per Section
35.130E of the Zoning Code. NOTE: the City has reviewed and approved the Landscape
Plan for the LDS Parking Lot Expansion Project dated October 4, 2007. The applicant
must comply with the landscape planting plan and any changed to the approved plan must
