All sewer lines will be constructed to City standards. A. A system development fee of $0.351 square foot for motel use and $44.81 per restaurant seat shall be paid on approved plans on the date of building permit issuance. B. Sewer connection cannot be made until upgrading of lift station #24 is complete and operational. 2. Water: All systems installed must be sized and looped if necessary to meet adequate fire flow. 3. On -site detentior, is required. Dranage from site must be collected and transferred to existing or natural systems by approved means. 4. Fire: Hydrants must be provided within 100 feet driving distance from any structure and no closer than 50 feet as required by the City's Fire Marshal. Hydrants must be installed and operational and a minimum of 20 feet unobstructed access provided prior to the issuance of any construction permits for structures. I� 5. Driveway access onto 19th Avenue shall be approved by the City Traffic Engineer. 6. Lot B will require fill type: of material and method must be approved by the Public Works Department. Short Subdivisions: (18.44.150) The Sponsor shall carry out all specified improvements and complete any specified requirements before the sponsor may request final approval. This approval is effective for one year unless authorized extension is granted. Preliminary approval will lapse if each and all of the specified requirements and improvements have not been completed to the satisfaction of Planning and Public Works Departments. Alternatively, final approval may be given subject to a Bond for improvements to be completed (Bond 120% of the estimated cost.)
