E. <br />Dear Mr. Holzachult: <br />CIiY OF <br />everett <br />CIT'i HALL . 250�J]55 <br />EVE3ETT lvASNINGTOG <br />9iIz01 <br />In the City's letter to you dated October 9, 1987, you were notified that <br />modular sCructure sales or storage was not a per�nitted use in the ➢-2 zone. <br />However, after our discussion with you on October 12, 1987, the City has <br />determined the use as you have proposed would be permitted if it is limited to <br />a single 1830 square foot residential demonstration unit landscaped to give a <br />residential appearance and a 960 square foot sales office. <br />Before your building permit can be processed, it will be necessary that you <br />submit a more detailed site plan showing the parking layout (+.nclude <br />dimensions of stall lines, widths of stalls, width of aisles and driveways), <br />landscapin�, sewer, Nater and drainage plans. If you have any questions about <br />the parking lot standards or sewer, water and drainage plans, you r�ay ca11 <br />Kirk Brooks of the PubZic Works Department at 259-8fi00. <br />The number oE of£-street park3ng spaces required is three plus one for each <br />400 square Eeet of office space for a total of six spaces for the 960 square <br />foot offir_e structure. Paving is required, two inches of asphalt of four <br />inches of crushed roc!c. In addition it is required that the 'entire 3riveway <br />be paved to this same standard. <br />On August 12, 1987, the Everett City Council adopted comprehensive plan <br />policies (copy enclosed) and a land use map pertaining to commercial land use <br />for the entire City. The subject area was designated HighWay Commercial and <br />policies were adonted relating to aestlietics, traffic and limitations on <br />extension o£ the designati.on. <br />1'"e policy relating to aesthetics remarks on the unsatisfactory appearance of <br />esisting highway commercial development and the experiences of other cities <br />which have shown a direct correlation between visual and aesthetic enhancement <br />of commercial areas and increase in business activity and property values. <br />In addition, the 19th Avenue S. E. Comprehensive Plan was adopted in 1983 and <br />also sets policies for the subject area (copy enclos�,d). <br />
