� <br />� 1.3 OFF-SITE ANALYSIS: <br />� Based on cazeful examinarion of the site topography and adjacent properties <br />to this site, it is appazent there is no significant off-site flow entering this <br />rlocation. The site is flat with minimal grade variation. Also, the site drains <br />gently to west to east towards che lowest point located at the southeastorn <br />r corner, which is occupied by the site wet pond. <br />� <br />The drainage system drains into an Pxisting wet pond that was installed as <br />jr part of the drainage improvements for Burger King. The pond provides <br />� detention in order to limit the release from the facility to 50% of the 2-year <br />pre-developed rate for the total site. 't'he flow exceeding the 10-year and <br />C 100-yeaz pre-developed rates will be detained in a properly sized 48-inch <br />diameter detention pipes. Furthermore, ihe wet pond provides storm water <br />Ch�eatment per City of Everett requirements. From there, the metered release <br />is dischazge into an existing drainage system of a Planned Residentiai <br />Development east of the site. The run-off &om this site ultimately drains <br />� into Wood Creek east of this locaHon. <br />L <br />� <br />L. <br />L - <br />
