INFORMATION FOR THE DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the <br />preliminary site plan, and ordinances in effect at time of submittal for the SEPA review <br />and Site plan. <br />Parking must be per City Zoning Code and City Design and Construction <br />Standards. <br />2. Signing: A signing plan for the site shall be submitted and approved by Planning <br />and Public Works Departments. <br />3. Fire Hydrants - One (1) available hydrant is required. It shall be located within <br />200 driving feet but not closer than 50 feet of the structure. Locations of the <br />hydrants must be approved by the City Fire Marshal. The hydrants must meet <br />City specifications. Locations as shown on the site plan are acceptable. <br />4. The City of Everett prohibits outdoor burning. No fires for the purpose of <br />disposing of construction debris will be allowed. Fire safety practices during <br />construction must be in compliance with Article 87 of the Uniform Fire Code. <br />A Public Works Permit is required for this project. Detailed drawings in <br />accordance with City Design and Construction Standards shall be submitted to <br />the Public Works Department showing, utilities, storm drainage, temporary <br />construction erosion control, and all required improvements in the public right-of- <br />way. Public Works Department approval of these drawings is required prior to <br />any permits being issued. All improvements shall be completed, approved and <br />warranted before a Final Occupancy Permit is issued. <br />6. Access - The Uniform Fire Code requires that all new structures shall provide <br />Fire Department access roads to within 150 feet of all portions of the ground <br />floor. Fire Department access roads (Fire Lanes) shall provide a minimum of 20 <br />feet in width of unobstructed, paved driving surface with a minimum clear height <br />of 13' 6". Fire Lanes will be posted and maintained as required by the Fire <br />Department. <br />7. The construction plans must be designed from a site survey performed by a <br />licensed state of Washington land surveyor. <br />8. When access to or within a structure or an area is unduly difficult because of <br />secured openings or where immediate access is necessary for life saving or fire- <br />fighting purposes, the Fire Department may recommend or require a key box to <br />be installed in an accessible location.
