Narrative Statement. <br />As the applicants of this variance request we are requeating the <br />relaxation of the yard setback requirements as Yolloyrss Reduction iY�om <br />a txenty foot front yard (east line) to allow for a fYve foot setback <br />£rom the line, keduction £rom a ten foot side yard (aorth line) to allox <br />for a five foot setback t2�om the line. The remaining yard requirments <br />would remain in compliance with the standards set £o� a three story <br />residential strucLure in the R-3 zone. <br />The request is made by the applicants due to the unusual lot coniYguratiun <br />and resulting topography from a segre�ation done in the year 191�0, ihis <br />c+ivision of ttie land has created a unioue relationship of the subject prop- <br />erty in regard to surrounding prooerties, topog:aphy, and street access. <br />The total preferred building area is limited to a space approximentlN 50X50 <br />£eet� bounded on the east, north� end south by the property lines� and <br />the edge of the slopa to the west. Access is to be taken off 21st. Sti•eet� <br />which is a 80 £oot right of way only partially used Sor ��reet and sidecralk <br />purposes (see site plan). As a resnit oi tlie foregoing� the subject property <br />is limited in receiving the similar rights and beni£i;s a site o£ it�s size <br />crould nllow £or in the same zone and vicinity. <br />If granted, the approval of this variance will not adversely impact the <br />p:eaent or tliture welfare of the public� nor wil it erdanger or limit, the <br />potential et�joyment and development possibilities tANBT'C19 the ac�jacent and <br />aurrounding Propertiea. The approval of th�s variance as requested will allow <br />tha applicants to utilize the lsnd in a manner consistent wiih it's zoned <br />nse� in a way which is reasonatle and not to the detriment of othera. In the <br />event this application Yor variance be denied it xould place upon the owner <br />of the prooerty an unnecessary hardship by requiring him to locate his structure <br />closer to the edge, design it smaller in size� or both. <br />Should this application ior variance be apFroved� it is the intention <br />of the applaicants to utilize the setbacl: areas as tlilly as possible for the <br />purpose of landscaning to creaie an enhanced feeling of buffer and privacy� <br />with definition of architectural design. <br />��C�'111��'�'" �.
