EV�d4�4i����'�N <br />Dwe to traffic accidents that have occured involving the subject property, the <br />Public Works Department feels the following criteria be minimum requirements for <br />granting of the variance: <br />1. At least 6 parking stalls, per City Standards, on the subject property; <br />and 2. A turn around for the site either on the subject property or in City <br />right-of-way and separate from the street and sidewalk and signed as no <br />parking, <br />and 3. The driveway approach of 15 feet behind the sidewalk to be at grade <br />with the street or within 2% of grade with the street. <br />The purpose of these requirements is for site visibility to and from a high use street <br />and to insure that ingress and egress to and from the site is in a forward direction. <br />GW:mh <br />Elch�bk �b <br />L__ � <br />
