The dwelling unit does <br />not meet the 20 lint front setback, the five foot west side setback, the 20 foot rear setback, and the covered tront <br />porch encroaches into the front setback more than the allowable six feet. The applicant's site plan shows the <br />dwelling unit setback six feet from the south front lot line, one foot front the north rear lot line, and constructed on <br />the west side lot line. The site plan shows the front covered porch setback three feet from the south front lot line and <br />the porch roof overhang extending two feet from the south front lot line. The porch should have a weather covered <br />entry of at least 36 square feet, however the existing coverage is 32 square feet. 'file dwelling unit and attached <br />garage exceed the mmxinnon 50 percent lot coverage allowable for small lots by six square feet, and the dwelling runt <br />exceeds the SO percent maximum gross floor area ratio by 256 square feet. The site also fails to meet the residential <br />off street parking requirement. 'There should he two parking stalls on site, however only one parking space has been <br />provided on site. The Applicant provided evidence from Snohomish County Assessor's Records and Sanborn <br />Insurance Maps. <br />Decision: I hereby find that the above described non -conformities were established prior to zoning code regulations <br />for the subject property.
