The subject pazcel was g�anted lot sta[us �inder Variance ,"r15-97. <br />The structure has a setback of 11 feet fr�m the west side nroperty line and has a zero <br />setback from the south (rear) property line and east side property line along the alley. <br />The setback From the north (front) property line along 22nd Street is only 2 feet. There <br />is a porch entry on the front of the structure that enc�oaches into the public righi-of-way <br />of 22nd Street SE. <br />The structure was constructed in 1905 accordir.g to the Sno!iomisti County Assessor's <br />records, which pre-dates the City's zoning code establishing minimum setback <br />requirements. With the exception of any encroachments into the public right-uf-way, <br />these setbacks are hereby recognized and considered legal non-conforming. <br />Tl�e above structure(s) meets the City of Everett Znning Code in effect at the time of <br />construction and I hereby fnd tUat the ahove structure(s) are legal non-conforming <br />under the City of Everett Zoning Code.
