The schematic plans will illustrate the location, type of <br /> material, extent of material for each location.The extent and quantity of specific material will <br /> be sufficient to prepare a preliminary cost opinion. <br /> The schematic plans will include plan views, sections, and a 3-d model or photo simulation <br /> for each of the eight gateways as appropriate to clearly communicate the design intent. The <br /> schematic plans will not contain sufficient horizontal control and elevations needed for <br /> bidding or construction. <br /> Otak will prepare a draft and final report containing the previously described deliverables for <br /> City of Everett review and comment. The document will have the following chapter <br /> headings: <br /> Purpose and Background <br /> Existing Planning Document Findings for Gateways <br /> Goals and Objectives <br /> Site Analysis of Existing Conditions <br /> Themes and Conceptual Plans <br /> Schematic Plans and Cost Estimate for the eight Gateway Locations <br /> Appendix A.
