The site is vacant except for remaining residential landscapling and scat�cred <br /> evergreens along the perimeter. <br /> 2. Acceas is nroposed via Eleventh 7lvenue. Traffic gererated by 30 .apartment uni'ts will be added <br /> to Casino Road. The provisions of the Casino Road Ordinance ;�556-78 must be comnlied with. <br /> Access, circulation, and narking �lans must be approved by the Public L•7orY.s Dept. and must <br /> show all abutting public riqht of way and required public improvements. Street and pedestrian <br /> improvements must be provided in confonnance wiLh the Public 47orks Department's checklist ' <br /> comments. <br /> 3. Noise levels on the site are high. Noise is generated by traffic on SR526 which abuts the site <br /> on the nor.th and Casino Road to the south. htean noise level at the northeast corner of the <br /> site is 65 DBA during zon-peak traffic conditions. An acoustical engineer must verify that <br /> statc noise standards (45 DBA maximun allowable interior noise level) will be met. <br /> 4. Drainaye must be designed in conformance with the City's Drainage Ordinance: Drainage and <br /> erosion control plans must be a�proved by Public 47or};s prior to the issuance of building <br /> permits. Oil and sediment r�moval and on-site detention is reluired in conPormance with <br /> Public Works Department checklist comments. <br /> 5. Adequate water flows and hydrar.ts musE b-� provided in conforr.�ance with fir.e department require- <br /> ments. <br /> 6.
