Detention of stormwater runoff will be required, in accordance with City � <br /> standards, if 5,000 square feet or more of impervious area will be created by this <br /> project. <br /> 19. Treatment of storm water runoff from paved areas will be required, per City <br /> standards, if 5,000 square feet or more of paved area will be created and/or <br /> redeveloped by this project. <br /> 20. All storm water facilities shall be designed in accordance with Ciry standards. <br /> 21. Lack of comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 22. A fire hydrant is required within 200 driving feet but not closer than 50 feet of <br /> every structure. <br /> 23. City streets and alleys are to be kept r,lear of dirt and debris at all times durmg <br /> construction. Dust suppression and street cleaning must occur as directed by the <br /> Public Works Inspector. <br /> 24. As-builts of storm sewer, sanitary sewer, and water systems will be required to <br /> be submitted per City Design and Construction Standards and Specifications for <br /> Development. <br /> 25. Any broken or damagcd sidewalk shall be repaired/replaced per the City Public <br /> Works Inspector. <br /> 26. A pedestrian connection must be provided from the units to the public sidewalk. <br /> 27. All exposed ground must be reseaded within 30 days of ihe completion of <br /> construction. If reseeding is not practical due to weather or seasonal problems, <br /> the ground must be covered with mulch as directed by the City Engineer. <br /> 28. Temporary erosion control measures for construction activity must be operational <br /> prior to commencement of any clearing or earthwork. <br /> 29. Type III landscaping shall be provided at a depth of 20' along 5`"Ave W., and 5' <br /> on the remaining property lines. <br /> 30. The area located betweer� the existing single family residence and the proposed <br /> triplex shall be impruved to function as open space for the site. This area shall be <br /> developed with lawn, landscaping, walkways, and active or passive recreation <br /> areas i� order to promote a useable open space� area. <br /> 31. A second open space area shall be created on site. This area should be located <br /> as shown on the site pian on file with the City, and located to the south of the <br /> open space area described in condition no. 29.
