The following factors were considered and the <br /> listed requirements placed in response to comments received ;rom various City dPpartments after their <br /> review of an Environmentaf Checklist for this proposal: <br /> I. The site is zoned R-3, Multiple Family Low Density 2esidentiai Zone, which allo�vs the proposed use. <br /> 2. A single family dwelling currently exists on t'�e site and will be demolished prior to construction. <br /> 3. A detailed drawing shall be submitted to ihe Public Wor!<s Department showing parking fayout, <br /> landscaping, driveways, utilities, storm drainage, and all required improvements to the p hlic right- <br /> of-way. Public Works Department approval bf these drawings is required before any permits are <br /> issued. All improvements shall be completed before the Occupancy Permit is issued. <br /> , 4. City streets are to be kept ciear of dirt and debris during construction.. <br /> 5. During construction, all truck trafiic to and irom the site within the City of Everett shall be on <br /> arterial streets unless otherwise approved by the Public \Vorks Department. <br /> 6. Participation in the cost to fund the South End Sewer District is required. The approximate cost <br /> based on the preliminary information provided is $219 per unit, as of January 28, 1951. The actual <br /> cost shall be computed by the Building Department per the ordinance in effect at the time and <br /> according to the information provided on the approved plans on the date o: permit issuance. <br /> � <br /> 7. Ten feet additional right-of-way is required along Hardeson Road.
