garage. As I get older, I can't work with an old garage. You have not given us enough
time to put in our response, and that's wrong. The public needs more time to decide if
they want to be in this overlay.
Gem McCurry-Hunter: 2518 Baker. I am very happy to be a Riverside neighbor. I
totally support the move for the Riverside neighborhood to conserve and create a historic
overlay zone. My home is over 100 years old and quite deserving to be protected. I also
feel that many of the homes in the area have outstanding features that deserve our
protection and care. Some people do not come to the neighborhood meetings. This has
been discussed on and off at the meetings for two years. People are busy these days, so a
lot of times they don't attend the meetings. But this overlay is being proposed by people
who really care about the quality of our neighborhood. People have worked very hard on
their homes and we saw things going into the area and threatening old homes. So a lot of
people got together and asked if anyone was willing to work on an overlay. I thank Steve
Fox and his group for taking the time to do this. They did talk to neighbors and at the
neighborhood meetings. This is a fantastic idea and I ask you to support people who
want to preserve these beautiful old homes.
Wesly Muller: 2807—21st Street. I remember when the Riverside neighborhood
organization first started talking about an overlay. I thought that was would be good.
About a year ago the vacant lot across the street from our house was sold. It had all kinds
of wildlife. Two big three-story townhouses were built. They sit on the hill and are the
biggest things around. They don't fit in. I wasn't happy with the buildings themselves,
but I thought they would have big families with children move in and I could watch the
children grow up. But now we have very strange neighbors. If you look that direction,
the neighborhood ends at that property. If you face the other direction, the neighborhood
looks just like it did before. I don't want the Riverside area to end up with
condominiums and duplexes everywhere like is happening on the edges of our areas. The
staff has said you do not have to change the existing things you have. But if you want to
build something new, then you need to try to fit in with the neighborhood feel. We don't
have to change. I just had a ramp put in and some other things. I wish I had had the
overlay standards for direction. Now my front door doesn't fit in. I think the overlay is a
good thing, and I'm glad I'm in it.
Judy Corcoran: 2720 Victor Place. I am very strongly in favor of the overlay. The
main reason I bought the house I did five years ago was because of character, architecture
and feel of the house and the neighborhood. I grew up in a house built in 1906. I am
thrilled about the overlay and am glad people like you want to preserve the houses and
the neighborhood.
Eileen Howard: 3016 Victor Place. I think this is the cutest neighborhood ever. I like
the idea of the overlay because I like the idea of keeping the neighborhood character. But
I do have a question. Doesn't zoning restrict condos and apartment buildings from being
built in single family areas? Also, I have an old garage, too, so what process would I as a
homeowner take to replace my garage?
Jan Meston: The majority of the area in the proposed overlay is zoned R-2 for
single-family development and duplexes where the lots are large enough. In the southern
portion of the overlay, there are areas zoned R-3 and R-4, which is for higher density
5
