FINDINGS AND RECOMMENDATION 1- <br /> OF THE HEARING EXAMINER PRO TEM OF THE <br /> CITY OF EVERETT <br /> IN THE MATTER OF THE APPLICATION OF <br /> HARDESON ROAD LLC <br /> FOR APPROVAL OF A. REZONE REZONE #08-001 <br /> RECOMMENDATION: The request for a rezone of 1.3 acres from M-M <br /> (Manufacturing) to C-2 (Heavy Commercial/Light Industrial) on <br /> real property located at the southwest Corner of Hardeson Rd <br /> and 75th Street SW in Everett, Washington should be approved. <br /> INTRODUCTION <br /> Hardeson Road LLC proposes a site-specific rezone of 1.3 acres from M-M (Manufacturing) to <br /> C-2 (Heavy Commercial/Light Industrial) in conjunction with a binding site plan to divide 16.33 <br /> acres into three lots. No specific development plans have been submitted for the rezone parcel at <br /> this time. The subject property is located at the southwest corner of the intersection of Hardeson <br /> Road and 75th Street SW in Everett, Washington. <br /> The City of Everett Hearing Examiner Pro Tern conducted an open record hearing on the <br /> request on October 16, 2008. <br /> At the hearing, the following individuals presented testimony and evidence: <br /> Dave Tyler, City of Everett Planning Department <br /> Angela Jones <br /> Urban Concepts <br /> 4509 Interlake Avenue North #148 <br /> Seattle, WA 98103 <br /> At the hearing, the following exhibits were admitted in the official record of these proceedings: <br /> 1.
