M � Mr. John McConaghy <br />m � x April 28, 1989 <br />rto The organic soils, surficial topsoil, looser overburden silty sand and localized fill soils will <br />H be subject to significant compression under loads imposed by buildings and roadways and <br />y parking areas. These soils should be removed from building areas and foundations should <br />H be placed on the competent native soils or on compacted structural fill placed after <br />removing organic and fill soils. Roadway areas underlain by these soft soils should also <br />of be over -excavated to provide a minimnm of two feet of compacted structural fill below <br />y d the pavement section. <br />gDuring our study, we observed areas with heavy to moderate amounts of groundwater on <br />z y the site near the creek. Control of water during construction and in the future will be a <br />major factor in site development. Our study was performed after the wet winter period. <br />gH y It is recommended that all grading and earthwork be performed during the drier summer <br />N <br />� e y months. <br />The following sections of this report describe our study and explain our recommendations <br />y oca <br />y in greater detail. <br />PROJECT DESCRIPTION <br />' Based on plans provided to us at the time our study was performed, we understand it is <br />planned to construct eight one and two-story apartment buildings containing 107 units on <br />the site. Depending on grading needed, some of these buildings may be provided with a <br />crawl space while others may have slab -on -grade floors. <br />The approximate building locations and configurations are shown on the Exploration <br />Location Plan, Figure 2. This figure is based on an undated plan prepared and provided <br />i to us by Charles Morgan and Associates. The buildings will be scattered around the <br />property on both the east and west sides of North Creek. A recreation building is planned <br />to be constructed on the west side of the creek. Parking areas and garages will surround <br />the apartment buildings with access onto 7th Avenue to the east and 112th Street S.E. to <br />the south. A covered walkway bridge will span North Creek. Dedicated City of Everett <br />property will lie between the east and west project areas. <br />�. Finish floor elevations and grading details were not known at the time of our study: <br />However, we anticipate that minor cuts and fills in the range of approximately upto five <br />feet may be needed in some portions of the site. <br />Details of structural loads for the buildings are not known at this time. However, based <br />i on our experience with similar structures, we anticipate that for tare two-story apartment <br />buildings, loads of 2,000 to 3,000 pounds per lineal foot for continuous footings along <br />perimeter walls and column loads on the order of upto 30 kips should be present. <br />Once project site and grading plans have been finalized, they should be submitted to us <br />for further review.
