INFORMATION FGR DEVELOYER: <br />T}�e following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are pr�liminary in nature, and are based upon the preliminary <br />site plan and the ordinances in effect at tirae of submittal for SEPA review. The proposal <br />mu��t comply with alf ordinances in effect at the tirn� a complete buiiding permit <br />application is filed, iacluc�i►ag those not speci6cally set forth herein. (Exception: For <br />vesiing under the Zoning Code, please refer ro Section 44 of the Zoning Code). Contact the <br />Pianning Department for information regarding appeals protesses for the requirements listed in <br />this document. <br />1. A Public Works Permit is reyuired for this project. Detailed drawings in accord�nce <br />with Ciry I'iesign and Construction Standards shall be submitted to the Public Wcrks <br />Departmenr, showing site parking layout, landscaping, utilities, storm drainage, <br />temporary cunstruction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior to <br />any permits being iss�!ed. AJl improvements shall be completed and approved warranted <br />before the Occupancy Permit :s issued/final approval is granted. <br />2. Full standard half street improveme�ts are required co the 100th Street S�V a�d 9th <br />Avenue frontages along this property, including but not limited ro curb, gutter, <br />sidewalks,street widening and drainage control per City Design Standard�. <br />3. Parking must bc p�r City 7oning Code and City Design and Consiruction Standards for <br />Development. <br />4. 10 feet of right-of-Nay is to be dedicated to the City for street/alley purposes on the <br />proposals 9th Avenue W frontage. <br />5. Any grading/fill on this site shall be done so as to not impact che surrounding properties. <br />6. This projzct must comply with the current Ciry of ,verett Building Code and Sprinkler <br />Ordinance. <br />Special charges for connectiol to the sewer ar.d watcr s; stems in accordance with <br />Ordinance 1998-94 and subaequent revision are applicah!e. These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy <br />of the Ordinance and determine estimated charges prior to building permit application. <br />The actual charges shall be computed by tbe Yublic Works Department per the ordinance <br />in effect at the time and according to the ;nformation on the approved plans a� the time of <br />building permit issuance. <br />City streets and alleys are ro be kept dear of dirt and debris at all times during <br />construction. Dust suppression and street deaning must occur as direcred by the Public <br />Works Inspector. <br />9. A one year warranty is required on the public improvemen: for an amount not less than <br />10% of the cost of construction ard shall run for one year from the date of final <br />approval/issuance of the first Occupancy Permit. <br />10. A two year guarantee is required for private retentioNdetention or other drainage <br />treatmendabatement facilities serving areas larger than one acm. <br />
