The structure would contain approximately <br /> 96 units and total maximum occupancy of 196 persons. The Following factcrs were considered <br /> and the listed •requirements were placed in response to coumients submitted during the <br /> Environmental Checklist review �f this proposal.. <br /> i <br /> 1. The site is zoned R-4, Multiple-Family High Density Residenkial Zone, which would allow <br /> this use. The site is currently vacant and covered with Blackberries, Scotch Broom <br /> and Sdillows. <br /> 2. Access would be via 12th Street which does not currer:tly have standard street improve- <br /> ments in this area. Street imprevements must be pro'videl in conformance with Pu;.'_ic <br /> Works Department Environmental Checklist comments. <br /> 3. Drainage must be designed in conformance with the City's Drainage Ordinance; on site <br /> detention with oil and sedimentation removal must be provided, and a temporary erosion • <br /> control plan must be approved by Public ldorks prior to the issuance of Suilding Permits.• <br /> 4. Exterior lighting shall be designed per I.E.S. guidelines with the luminance distance <br /> • designed to cut off approximately at the property line. <br /> 5. City streets must be kept free of dirt and debris during' construction, and all <br /> construct'.on truck traffic to and from the site shall be on arterial streets unless <br /> otherwise approved by the Public Works Department. <br /> 6.
